Saudi RETT calculator (5% Real Estate Transaction Tax)

Every transfer of Saudi real estate pays 5%, on the agreed price but never on less than market value. Enter the deal and see the tax, what the state bears on a first home, and what paying late would cost.

Tax base
SAR 1,300,000
RETT payable (5%)
SAR 65,000.00
The base is the agreed price or fair market value, whichever is higher; the profit in a financing arrangement is excluded. The seller is liable even if the buyer agrees to bear the tax. For a notarised sale it is paid before notarisation, so lateness mainly arises on unnotarised transfers, share deals and usufructs over 50 years (30 days to pay). The fine is 2% for each month or part of a month late (0 months counted here, at 30 days each), capped at 50%. A further 1% a month applies where ZATCA amends the tax, which is not modelled.
